
What does this mean for sellers? As your Boston real estate agent, I’m here to tell you that now might also be the perfect time to sell. Yahoo! Real Estate named Boston as one of the five cities with a housing market ripe for a rebound! That means that now is the time to start preparing for a sale.
Whether you’re looking to start fresh in a new home, or you’re relocating for career, financial or personal reasons, it is doable in our Boston Real Estate market. Of course, it wouldn’t hurt to go into the process with some home-selling advice, and who better to get it from than your Boston Real Estate agent?
Steps to take as a home seller:
1. Price it to sell. You hear this over and over again, but in a buyer’s market, that really is the number one piece of advice for sellers. When you’ve got homes selling for less than they’re worth, why would a buyer pay more for yours? As your … real estate agent, I know the local market. We’ll see what other homes like yours are selling for and be sure to sell yours competitively.
2. Be flexible and open-minded. You might not like compromise, but if you want to sell in the market, chances are, you’ll need to do some of it. This doesn’t necessarily mean lowering your price until someone agrees to it. It means choosing a bottom line and deciding how much is worth accepting. It also means coming up with extra perks, like paying for closing costs, including appliances, remodeling a room or adding other incentives that could help.
3. Stage your home. From decluttering to scrubbing, your home needs to look spotless and impressive enough to want to buy. You need to donate, recycle or toss all the clutter, repaint the walls, scrub the floors, and perhaps even do some caulking, insulating, trimming or mending. Then, you need to rearrange furniture, remove personal attributes and pose your home as a model, as if nobody has lived in it and it’s in perfect shape.
4. Use a professional! A Boston Real Estate agent knows the ins and outs of the market and the community. For example, I let clients know what other homes are being sold for in the area, what homes are initially listed for, what extra incentives sellers are throwing in, what local buyers are willing to spend and so much more. While your agent is doing the research, you can focus on your next step, whether it’s buying a home, finding a rental or relocating.
As you can see, there is plenty that you could do now, in order to achieve a home sale in 2012. While I’m researching the facts and numbers, you can clean, stage and depersonalize your Boston home. By working as a team, we’ll have a quicker turnaround and a higher success rate. Perhaps this is why more people are using real estate agents now than ever before!
