How to Stage Your Boston Home to Sell Fast!



Have you been keeping up with news in the Boston Real Estate market? We’ve been dealing with a buyer’s market for some time now, but slowly, factors are turning in favor of Boston home sellers!
If you’ve been putting off selling your Boston home, it might be time to reconsider. The National Association of Realtors reported that time on the market is continuing to decline, with more homes being sold in less than a month and 58 percent of homes sold within three months!

Zillow also recently reported that home prices have reached bottom and are now on the rise. To back them up, home prices increased for two straight months in a row!

How do you do that? I pulled seven of the 21 tips from this Fox News article for you to read:
  1. Boost curb appeal! We’ve talked about this one before, but it’s always a good reminder! Your exterior is the first thing potential homebuyers see when they drive by, and in the summer, it’s especially important to take advantage of the lush, green season! Power wash the siding, plant flowers, mow the lawn, repaint and draw attention to the front porch with a door hanging, flower pots or a welcome mat.
  2. Declutter! If there were ever a phrase that home sellers get sick of hearing, it’s this one. But it’s so important. As Boston homeowners, we’re probably all guilty of keeping too much stuff. Homebuyers don’t want to see it. If you have to rent offsite storage, do it. Clean out closets, cabinets, floor space and counter space. Wherever there is potential for open space, get rid of the clutter there. You want the home to look like a model home.
  3. Clean! Once the clutter is gone, clean everything until it sparkles. Repaint walls, polish wood surfaces, get carpets professionally cleaned, wash windows, cabinets and counters, dust every nook and cranny and scrub stains. Hire professionals if needed. This is the simplest, yet most dire step!
  4. Depersonalize. Selling your home isn’t about showing off the personal style you used to decorate this home. It’s about keeping the home neutral and allowing the potential homebuyers to imagine their own personal style. Don’t worry, you can personalize your new home! In the meantime, paint your walls neutral and replace family photos with decorative wall hangings or tabletop vases.
  5. Rearrange your furniture. You need to find a way to make the room look large and wide open, but also inviting and cozy. For example, in the living room, Fox News explains that symmetrical arrangements work well. Pulling furniture off the walls creates a social, conversation area. However, you don’t want it to look crammed, so some pieces might have to go.
  6. Open the closets. Don’t think that potential homebuyers won’t look in the closets. We all care about closet space in our homes! Break away from the home-selling pack by making those closets look impeccable, and then leaving the doors open. Fox News suggests having 20 to 30 percent open space in each closet. If that means getting rid of a lot of your close storage, so be it.
  7. Spruce up those bonus rooms! Even if you’ve used that spare room as a storage space or a messy toy room, it’s time to clean it and stage it for homebuyers. What do you think your target market would want to see? Whether you borrow furniture from friends, rent some or buy inexpensive pieces, make each room have a defined purpose, such as an office, a kids room or a guest room.

Summer Curb Appeal Tips for Your Boston Home!


Getting ready to sell your Boston home this summer? Home prices edged up in April, making it the second year-over-year increase for 2012! Inventory is down, meaning it's a great time for sellers. With home affordability so high for Boston homebuyers, now is when you should complete home projects, clean, declutter and get your home into the Boston Real Estate market!

As your Boston Real Estate agent, I’d like to bring up a major driving force as a home seller in the Boston Real Estate market: curb appeal. Potential homebuyers do judge your house by its “cover” and will drive right by if they don’t like what they see. Curb appeal is what will cause them to ask for more information, visit an open house and remember your home in the mass of options!

So, how do you win over homebuyers with your curb appeal? Lucky for you, in the summer, your options are nearly endless. Here are some ideas:
  • Focus on your front door. This is the main focal point of homebuyers and house guests. Give the door a new coat of paint, hang a welcome sign or summer wreath, or get a whole new door if necessary. A bright colored door is a sure way of grabbing a buyer’s attention!
  • Emphasize the front entryway. Aside from the door, you want the front entry to look as inviting as possible. Invest in a new welcome mat, hang a flag from a flag pole, flank the walkway with pots of flowers, clean the front stoop, repaint railings or posts and clean the light fixture. 
  • Clean your exterior siding. This might just mean a good power wash, or it might mean a new coat of paint. If you have moldy wood or loose bricks, it might mean a more complex job to get the exterior back into top-notch shape.
  • Keep the lawn immaculate. This means you should keep it mowed and trimmed along the edges, and watered when it begins to turn brown. Remove all toys and garden tools after use so nothing is crowding the lawn. Pull weeds and trim bushes and trees. Plant gardens in the yard or add a simple bench for added appeal.
  • Polish your address numbers. Whether they just need a scrub or a solid polishing job, make sure they are bright and easy to spot from the street. If they have rusted over or are too dull to see, replace them. You don’t want homebuyers getting lost!
  • Clean the windows! Seeing water spots or dirt on the windows is a major turnoff when walking up to the front door. Clean windows just make the whole house sparkle more from the outside. Inside, you’ll receive more natural light! It’s a win-win for everyone.
  • Don’t forget the mailbox! Often overlooked, the mailbox also catches the eye of buyers because it’s right by the street. It’s hard for them to ignore, even though you’ve come to do that. Repaint it, make sure it’s standing up straight and replace with a modern one if necessary.
Now that you’ve worked hard to get your house in good shape, take a step back from your Boston home and look at your work. Stand out by the curb, or do a slow drive by. Try to look at the house as if you were a homebuyer. Ask a neighbor or friend to do so with you, because they might spot more than you will.
