Boston Homebuyers: 4 Important Things to Consider When Getting a Mortgage

While there are buyers in today’s market that are able to pay cash for their Boston homes, the majority will be seeking mortgage loans to finance their purchases. Mortgages, however, can be incredibly confusing. There are so many types of loans and so much terminology that goes along with them, not to mention the tedious process of securing a loan. As a Boston homebuyer, here are 4 important things to consider when getting a mortgage.

Research loan types, and make sure to get the right one for you.

There are many loan options, and the one that will work for you will be based on your personal situation. A few types that you commonly hear are fixed-rate, adjustable-rate, 80/20, FHA, and balloon. Depending on your life and financial situation when purchasing the home, there will be pluses and minus to each. Spend some time on the internet researching your choices, and find a reputable lender for more guidance once you are ready to start looking for a home.

Take all monthly expenses associated with homeownership into account when determining how much mortgage you can afford.

Be sure to consider all of the monthly costs that you will need to afford beyond principal and interest. Depending on your loan type and the amount of downpayment that you apply to your mortgage, you may have monthly mortgage insurance premiums that will be paid along with your mortgage payment. If you choose to escrow your real-estate taxes, those too will be included in the payment. In addition, monthly utility, maintenance, homeowners association costs will also need to be considered.  By ensuring that you're looking at the whole picture of all of the expenses involved in owning a home, you will be able to prevent financial hardship later.

There is a difference between being “pre-qualified” and “pre-approved”.

Being pre-qualified means that based on financial picture you provide, the lender will estimate the amount of mortgage for which you should be able to qualify and afford. Getting pre-approved is a much more involved process. Your credit will be thoroughly analyzed, you will be asked for financial documentation, and you will be told the exact dollar amount that you will be able to borrow. Obviously, this will be contingent on your current financial and credit situation remaining the same all the way through your closing. In today’s market, getting pre-qualified for your mortgage will give you a leg up on buyers who have not done so. Since you’ll have to go through the process at some point anyway, you might as well do it early on.

Be sure to review and understand your closing costs.

There is a long list of fees associated with your closing costs. Both your lender and realtor can help you understand what all of those fees are covering. The day before your closing, you will be able to review your HUD 1 Settlement Statement. Review it carefully, and ask questions. Closing costs can amount to anywhere from 3-7% of the total purchase price of your home, so it’s important to feel confident that everything is correct.

With an average of 33 days on the market, 10 of the 32 condos were absorbed.

What to Know about Tonight’s Boston Red Sox Game!


Whether you love baseball or not, you can’t not be excited to see the Boston Red Sox in the World Series championship! Right now, the Red Sox have three wins over the St. Louis Cardinals, who have two wins. For the first time since 1918, the Red Sox could win a World Series at home tonight at Fenway Park.

As your Boston real estate agent, I want to fill you in on the latest Red Sox news and what you need to know about tonight’s game. I’d love to hear from you in the comments section below! Where are you watching it? What are your predictions? What does a Red Sox win mean to you? Please share!

As of this morning, tickets to tonight’s 8 p.m. game are the most expensive in history! The average price is sitting at $2, 056 right now, with bleacher tickets averaging about $1,100.

So, in case you can’t afford those types of prices to see the game live at Fenway Park, there are tons of events and activities happening around town. You won’t be able to step foot into any bar, pub or restaurant with a TV and not see the Red Sox game playing.

If you plan on heading into the city for the game, it’s advised that you take public transportation. Many on-street parking spots will be restricted in the Fenway neighborhood. Also, do realize that if the Red Sox win, you won’t be getting out of the city at a decent hour! Expect late-night celebrations throughout the city. If you want to celebrate at an area bar, get there early. Customers will not be admitted after the top of the sixth inning. 

Where are the best bars to catch a Red Sox game? According to Yelp, the highest rated bars include Bleacher Bar, Cask’n Flagon, Eastern Standard Kitchen, The Lower Depths, Baseball Tavern, McGreevy’s, The Lansdowne Pub, Yard House, Game On and many more. 

If you’re hosting a watching party at your Boston home, have fun with it! Deck your house out in red, wear your jerseys, bake Red Sox cupcakes or carve Red Sox pumpkins.

To make the game that much more exciting for Bostonians, Boston’s Dropkick Murphys will perform the national anthem tonight before the game. They sang the song on Oct. 19 before the game where the Red Sox clinched a World Series berth. They might be good luck! 

On Boston.com, Boston kids share their score predictions, how they stay up to watch the games, their favorite players, what they think about the beards, and what moment in this series sticks out to them. It’s adorable and worth the two minutes it takes to watch!

Why to Sell Your Boston, MA Home Now!


Would you like to sell your Boston home? Do you think that you missed your chance, now that summer is a distant memory and the holidays will be upon us soon? As your Boston real estate agent, it’s my job to tell you that this isn’t true. Now is actually a great time to sell!

Not convinced? The KCM Crew just shared a slew of reasons why home sellers should jump into the real estate market right now. I’ve summed them up for you here:
  • Demand is high. You can’t sell your Boston home if there aren’t any interested Boston homebuyers. So, even if you think a different time of year will work better for your schedule, you should focus on the demand from buyers. Right now, that demand is high. Mortgage rates have fallen again, due to the government shutdown, so buyers want to act before they shoot back up! To prove it, home sales have increased for 25 months to a double-digit percent!
  • Supply is increasing. The best time to sell is when inventory is low, because that’s when Boston homebuyers have few options and will negotiate in your favor to get your house. As inventory increases, buyers will have more options, and you’ll have to negotiate in their favor. Inventory has already slightly increased, but it’s expected to continue rising as more homeowners come out of negative equity.
  • New construction is back. For a long time, Boston home sellers only had to compete with other sellers and not new construction. But it’s back now that the Boston housing market is recovering. This means that buyers will have the opportunity to buy your home, or that shiny new home down the street. Acting now is a smart plan, before the new construction hits the market!
  • Interest rates will rise. Like I mentioned, buyers are eager to act now, before mortgage rates rise again. Almost all industry experts predict that rates will be up a full percentage point by this time next year. While this means less buyer interest, it also means that if you’re looking to move up or down, you’ll be affected by this too. Sell now, and you can snatch a low rate for your next house.
  • It’s time to move on. There is a reason that you’re thinking about selling your Boston home now. Is it for a new job? To grow your family? To retire? To be closer to family? Whatever your reason is, you no longer have to wait. The housing recovery is here, and it’s a great time to sell. Why not move on and accomplish the life that you imagine?
Hopefully these points helped to show you what a great opportunity Boston home sellers have right now in the Boston real estate market. It’s Prime Time to Sell Your Boston, MA Home!


As your Boston real estate agent, it’s my job to keep you in the loop with current real estate news. This week, the latest Case-Shiller index was released for the month of March. Great news! On average, U.S. home prices rose 10.9 percent in March, when compared to March of last year. This is huge!

All 20 cities tracked by Case-Shiller saw price increases, with Boston, MA prices rising 6.7 percent. These numbers are higher than expected, with the biggest jump seen in seven years! So if you’d like to sell your Boston home in the near future, but you haven’t yet, what are you waiting for?

Allow me to explain in more detail why now is the ideal time to sell your Boston home:
  • Home prices rose, as explained above, meaning that if you sell now, you’ll receive much higher offers from potential homebuyers than you would have a year ago. That's the best news a Boston home seller could ask for!
  • Housing inventory is still low. There aren’t too many houses on the Boston real estate market right now, which means if yours is, it’s going to get a lot of attention from buyers! Many Boston home sellers receive numerous offers, allowing them to raise the asking price to a level that satisfies them.
  • Home sales are also up. Even though inventory is low, Boston homebuyers are eager to buy while  mortgage rates are still low. If you put your house on the Boston real estate market, it’s nearly guaranteed that it’ll sell fast.
  • Homes are selling fast. Half of the homes sold in April were on the market for an average of 46 days, down from 62 in March and 83 one year ago, according to the National Association of Realtors! A whopping 20 percent of houses went under contract in just one week in April, and one-third were sold within two weeks. If you want or need to move fast, now is the time to do it.
  • Your golden opportunity will slip away if you wait. Inventory is still low, but it is increasing. According to the Wall Street Journal, it increased 11.9 percent in April from March. Also, new home sales recently skyrocketed. This means that with new homes and more inventory comes more competition and less interest in your home.
