The 5 Most Common Boston Home Seller Mistakes


Chances are, you probably don’t go through the process of selling a Boston home very often.  This being said, there tend to be common mistakes that I see happen frequently with Boston home sellers.  Here are 5 that I probably see the most often, so If you’re looking to sell your home, take note!

Neglecting repairs and appearance.  No one wants to purchase a home that appears to be poorly maintained.  Unless they are searching for a “fixer upper”, buyers don’t want to have a long, expensive to-do list as soon as they move into a home. Inspect your home top to bottom for repairs, big or small.  Any repairs that aren’t particularly costly should definitely be completed.  If there are larger repairs that need to be done, you will need to decide whether completing them will be a benefit to the selling price of your home; however, keep in mind that all issues must be disclosed to buyers. Also take the time refresh the exterior of your home — repaint the front door, clean or update hardware, plant fresh flowers.  Anything that will make your home look more appealing when a buyer drives up.

Unappealing pictures.  Since so many start their home search on the internet, the pictures of your home have to make it look its best.  It can be a wise investment to hire a professional photograph.  A real estate photographer is trained to catch the best angles of your home and has the proper equipment to do so.  Great photos can definitely help your home stand out from the pack when a buyer is sifting through a sea of homes on a website.

Pricing your home too high.  Your home must be priced in line with those in the area that are comparable to it.  If your home is one the high end of those available, you will be turning away potential buyers.  It is best to price your home near the median of the available homes in your area.  This will allow your home to fall into as many home searches as possible.

Letting your emotions take over.  While difficult, you have to try to keep your heart out the sales process of your home.  If your realtor recommends that you remove certain taste-specific items from your home, it’s only because he or she wants it to have broad-base appeal.  Should a buyer come to you with a low-ball offer, try your best to not be insulted.  Much like you’re trying to get the most you can for your home, buyers are trying to get the best deal they can on their new home.  Use the low offer as a jumping off point for negotiation.  You cannot take anything that happens during the home sale process personally.

For sale by owner:  Since you don’t sell homes for a living, it is a good idea to enlist the help of a trained real estate professional.  Hiring a realtor who is experienced in your market will be able to assist you in pricing your home correctly to attract buyers.  A realtor will also be able to help you prevent all common pitfalls that sellers tend to fall into by giving you an objective point of view. Overall, enlisting a professional will alleviate much of the stress than can come along with selling a home.

Spring Decorating Tips for Boston Homes!


The Boston spring real estate market is in full swing! Whether you’re looking to buy a new home in the Boston area, or you’re trying to sell your current Boston home, I am here to help with all of your real estate needs! As your Boston Real Estate agent, not only can I dramatically decrease your real estate time commitment by completing research and analytical work necessary for the success of your home sale or purchase, but I can also offer you tips and advice on how to rise above the competition!

For example, now that trees have bloomed and flowers are bursting up from gardens all around Boston, my advice is to incorporate the perks of spring into your home. Whether you’re hosting open houses in the process of selling your home, you’re a new homeowner in the Boston area looking for decorating ideas, or you just want to add a fresh look to your current home, these tips will brighten any interior!

Flowers

If anything speaks spring, its flowers. They appear on trees and bushes, in gardens and straight from the ground, and in hanging baskets and pots. By adding flowers to your home’s spring décor, you’re creating congruency between the outside and inside.

• Pick fresh flowers from your garden and display them in a vase on your kitchen or dining room table, as a centerpiece, or on your fireplace mantel or end table, as an accent. Make sure to continually provide them fresh water so the only aroma you smell is the fragrant flower itself! If you don’t have a garden, you can purchase fresh flowers from a local florist.

• Faux flowers last all summer, don’t create allergies and can look as bright and beautiful as the real thing, without the work! Opt for bright flowers and plants that are in season now, such as pansies, lilacs or hydrangeas. You could even go all out and spray a sweet fragrance on the flowers, fooling everyone into believing they’re real!

• Display a flowered floor plant inside, such as a small tree or bush. You could set up the display in a room’s empty corner or next to a piece of furniture. This is ideal for people with large houses and ample floor space. A cherry blossom is a great in-season option.

Color

When winter converts into spring, bright and pastel colors naturally erupt from the earth. By add color to your interior, you’re bringing that bright, feel-good ambiance inside. According to professional fashionistas, hot color trends for spring and summer 2011 include honeysuckle pink, bright orange, yellow, tropical blue and lavender.

• Add colorful accessories to an otherwise neutral room! This is perfect for someone trying to sell their home. You’re keeping to the neutral décor that fits all homebuyer tastes, but you’re making your house stand out and remain memorable with eye-popping bursts of color. This could include pillowcases, throw rugs, kitchenware and vases.

• Rather than filling a room with colorful accessories, outline one with trendy artwork. Make your walls come alive with art that incorporates these hot spring colors. Possibilities are endless! You could purchase paintings that boast splashes of bright colors, or you could frame your own photographs of earth coming to life.

• Take a risk by painting an entire room one of these trendy colors, or try for just one accent wall. Yellow really brightens a room, making it great for bathrooms or kitchens, and lavender softens a room, perfect for bedrooms and living rooms. Take caution with this one if you’re selling a home. Homebuyers tend to choose neutral over wild.

Tips for Qualifying for a Boston Home Loan


If you’re considering buying a home in Boston; now is a great time to do so! With the spring market underway, there are new homes budding onto the market each week! As a Boston Real Estate agent, I know the task of buying a home can seem daunting and exciting all at the same time. It’s important to be well educated on the current Boston Real Estate market and be well prepared before you begin your Boston home search.

You may have noticed, if you’ve already started researching the current housing market that 2011 has brought about a few changes in qualifying for a home loan. Due to the past few years and the downturn of the real estate market, lenders have tightened the reins on those who qualify for a home loan in hopes of continuing to heal the market. They want to maintain a watchful eye on those who are buying homes as opposed to a few years ago when the terms for qualifying were much more lax.

Now, before you get discouraged about the possibility of getting a home loan, there are a few key things you can do to help ensure you get the home loan you want! Before you even begin your home search; you’ll want to take a look at the following tips!

- Have the right credit score- Credit scores are moving to the forefront of being approved for a Boston home loan. Most lenders are expecting a credit score of 600+ even for FHA loans. A good credit score will not only help you qualify for a home loan, but can lower your interest rate, which can save you thousands of dollars in the long run.

- Shop around- The interest rate is important, but there are other costs to consider such as discount points and even the type of mortgage loan. When shopping for best rates, compare various combinations of discount points and loan types. Your Boston Real Estate agent can help you decide on the best option.

- Know your borrowing limit- If you’re not sure how much you want to borrow, a good rule of thumb is to look at the Federal Housing Administration requirements. FHA will limit mortgage payments at 31% of gross monthly income before taxes for most buyers. This can help ensure that you’re not getting in too far over your head. If we’ve learned anything over the past few years, it’s to play it safe in the housing market.

- Consider a No-Closing-Cost Loan- If you have positive equity, but are lower on cash up front, you do have an option to choose a no-closing cost loan. This simply means that you’ll have a slightly higher rate, but the closing costs will be paid over time instead of up front.
